Tenant Responsibilities
- Contents insurance: Your landlord's policy does NOT cover your belongings
- Know the risk: Check the EA flood map before signing a lease
- Flood plan: Know where utilities are, what to move upstairs, and evacuation routes
- Report issues: Tell your landlord about blocked drains, damp, or flood-related concerns
Landlord Responsibilities
- Buildings insurance: Must include flood cover
- Disclosure: Disclose known flood risk and history to tenants
- Maintenance: Keep drains clear, maintain flood defences, ensure structural soundness
- Resilience measures: Consider installing PFR measures to protect your asset
What Happens When a Rented Property Floods?
- The landlord is responsible for building repairs
- The tenant is responsible for their own belongings (contents insurance)
- If uninhabitable, the tenant should not have to pay rent for that period
- The landlord should arrange or assist with temporary alternative accommodation
